Beech will request certain documentation from you on each loan request. Beech will request LIMITED documenation upfront that will allow us to pre-underwrite your request and obtain offers from various lenders. We will also request more DETAILED documentation once we have selected the appropriate lender for your specific deal.

Below is a breakdown of the type of documentation that is generally requested upfront, and upon final lender identification:

Property P&L for the last two years
Business P&L for the last two years
YTD Property P&L
YTD Business P&L

DETAILED DOCUMENTATION

Two years of personal tax returns
Two years of business tax returns (if applicable)
Two years of tax return schedules for subject property (if available)
Proforma P&L for next five years (if applicable)
Construction budget (if applicable)
Resume
Completed environmental questionnaire
Bank statements
Old appraisals
Old environmental reports
